The St. Johns River Water Management District: Apopka Service Center is a thoughtfully designed facility that includes executive offices, meeting rooms, flex offices, open workstation areas, and spacious conference and collaboration spaces. The layout supports both individual work and team-based interaction, creating a dynamic environment tailored to the District’s operational needs. The building is strategically organized to promote efficiency, adaptability, and comfort while meeting the demands of a growing public service organization.

The project was delivered in two distinct phases. Phase one focused on developing a comprehensive project work plan and schedule, along with engineering design, value engineering, cost modeling, and permitting efforts. This initial phase also involved negotiating a Guaranteed Maximum Price (GMP), ensuring the project remained within budget while meeting performance expectations. The second phase included completion of the final design, permit acquisition, full construction, system commissioning, and post-construction testing to ensure optimal building performance and code compliance.

Sustainability was a central goal throughout the design and construction process. The facility earned Gold Certification from the Florida Green Building Coalition, a testament to its environmentally responsible design and construction. Special consideration was given to Florida’s unique environmental and climate conditions, resulting in a high-performance, energy-efficient building that minimizes environmental impact while supporting the Water Management District’s mission of conservation and stewardship.
