The site is located on the Midwest of South Jeddah, it is approximately 30km from the airport and 9km from downtown Jeddah. The site currently hosts King Faisal Naval Base Airport in addition to a military facility building. The area has been masterplanned with five zones; Living, City Center, Agrihood, Beach, and Play Zones.

With a focus on the local traditions, the design approach was to embrace and create a walkable Live, Work, Play community. The importance of a walkable community is emphasized by having amenities and activities at different scales within a 5-to-10-minute walk. This strategy focuses in creating destination points throughout the project, a reason to walk and the sense of place that it creates.
