John Knox Village - Westlake Village
John Knox Village is a senior living community in Pompano Beach, Florida that opened in 1967. Since that time the community has grown in both size and services to become a full spectrum residential and care environment of over 750 residents on a campus of approximately 70 acres. The Westlake Village project is the inaugural phase of a repositioning masterplan developed by the team for the entire campus and consists of two primary components:
Independent Living Tower: 150 new Independent Living apartments are arranged in two connected towers, with units on floors 4 through 11 in the north tower and on floors 4 through 15 in the south tower. The residential floors rise from a building base that provides 150 parking spaces for residents on floors 2 and 3, and a 1st floor that offers a range of dining and activity spaces for residents of both the building itself as well as for the campus at-large. A second entrance at the north end of the 1st floor provides a private entry for residents of the building. Enclosed area on floor 1 totals 33,800 Sf, parking on floors 2 & 3 totals 79,600 SF, and the residential floors, including balconies, total 321,000 SF, for a building total of 434,700 SF. Covered but unenclosed spaces at the 1st floor car entry ramp and pedestrian loggias make up an additional 14,300 SF.
Pavilion: Campus common areas, including two dining options, commercial kitchen, large multipurpose/auditorium for events up to 400, and back-of-house service and loading. Enclosed area totals 23,500 SF, with an additional 6,000 SF of covered exterior space at the dining terraces and loading.
